Loan Status, Changes and History

For SponsorsBy Syndelo

How Syndelo works out each loan's payment status, how to record extensions, rate changes, draws and values, and what the loan portfolio totals mean.

Each loan on a debt fund's Loans tab shows a one-line summary, such as "Bridge loan · 1st lien · $1,500,000 at SOFR + 4.25% · matures Jan 1, 2027 · Current", and a status worked out from its payment schedule.

Payment Status

Syndelo compares what the schedule asked for up to today with the payments you've posted.

  • Current: payments cover every installment due before today. An installment due today isn't late yet.
  • Grace Period: the oldest unpaid installment is late by no more than the loan's grace period (10 days unless you changed it).
  • Late: past the grace period. The loan shows how many days past due it is and the amount past due.
  • Default: the oldest unpaid installment is at or past the loan's default threshold (90 days unless you changed it). Unpaid principal at maturity counts the same way.
  • Paid Off: the balance and interest are fully paid.

A shortfall under $1, usually rounding, doesn't make a loan late.

To override the status, open the loan and choose More → Set Status Flag, pick In Forbearance or Default, and add a note saying why. The flag replaces the computed status until you choose Clear Status Flag. Days past due still count underneath.

Record a Change

Open an active loan and choose Record Change:

  • Extension: the new maturity date, the date it takes effect, and any extension fee. The fee is added to the balance, or tick The Borrower Paid the Fee in Cash and enter the bank reference.
  • Rate Change: the new rate, or for a floating loan the index's new rate (and spread, if it changed). Interest up to the day before uses the old rate.
  • Draw: money advanced from a holdback or construction budget, with its transfer reference. A draw can't exceed what's left of the total loan amount.
  • Payoff Adjustment: a positive amount adds a charge the borrower owes, such as a late fee, and counts as loan income. A negative amount writes the balance down, such as a discounted payoff, and is recorded as a loss.
  • Loan Value: the loan's fair value on a date, with how you arrived at it. Loan values help you set the fund's unit value. They don't change what the borrower owes.

Every change waits under Changes Waiting for Approval until a different team member approves it. Draws and fees paid in cash also need I Have Verified That the Funds Have Settled. On approval, interest is worked out to the change date on the old terms, the new terms apply, the payment schedule updates from that date, and any money posts to the fund's books. Approving doesn't start a bank transfer.

Loan History

Loan History lists funding, posted payments, approved changes, detail edits and status flags, newest first. Each row shows who did it, who approved it, why, and the balance, rate and loan value after it. Nothing in the history can be edited or deleted. A cancelled change stays in the records as cancelled.

Portfolio Totals

The top of the Loans tab totals the loans you're showing:

  • Outstanding Principal across active loans.
  • Weighted Average Rate and Weighted Average LTV, weighted by each loan's balance. LTV counts only loans with a collateral value.
  • Loans Past Due, with the amount past due.
  • Interest Earned, Not Yet Paid, Loans at Fair Value (latest approved loan values, or the balance where none is recorded), and Left to Draw.
  • Portfolio Mix: the share of outstanding principal by lien position and by loan type, and the amount maturing each quarter.

Filter by status, loan type, lien position, or maturity, or search by loan or borrower name. The totals follow the filters.
