Preferred return
A simple preferred return accrued on contributed capital for the period, using actual days over a 365-day year.
Enter the cash to distribute and the period. Syndelo pays the preferred return, optionally returns capital, splits the rest between LPs and the GP, and shows the math for every investor. A different team member approves it before anything is final.
For sponsors who calculate distributions in a spreadsheet and double-check it every quarter. Here’s what’s happening across your investments.
A simple preferred return accrued on contributed capital for the period, using actual days over a 365-day year.
Optionally return contributed capital, pro rata, before splitting what’s left.
Split the remaining cash between investors and the GP promote account, such as 80/20 or 70/30.
Each investor’s line shows the preferred return paid, any preference still unpaid, capital returned, and their share of the split.
The person who prepares a distribution can’t approve it. Syndelo also blocks overlapping periods and payouts larger than the cash on hand.
Approved distributions create a payment instruction per investor, which you can export as a CSV for your bank.
Two investors contributed $1,000,000: A put in $600,000 and B $400,000. The deal has an 8% preferred return and an 80/20 LP/GP split, and you’re distributing $150,000 for a full year without returning capital.
First, the preferred return: 8% of each investor’s capital for 365 days is $48,000 for A and $32,000 for B, or $80,000 total. That leaves $70,000. Investors get 80% of it, $56,000, split by capital, and the GP promote gets $14,000.
| Preferred return | LP split | Total | |
|---|---|---|---|
| Investor A | $48,000 | $33,600 | $81,600 |
| Investor B | $32,000 | $22,400 | $54,400 |
| GP promote | — | — | $14,000 |
| Total | $80,000 | $56,000 | $150,000 |
Syndelo is in preview, so here is exactly where each part stands.
The order in which a deal’s cash is paid out. A typical real estate waterfall pays investors a preferred return first, may return their capital next, and then splits the remaining cash between investors and the sponsor (the promote).
Yes. Configurable structures include GP catch-up, tiered IRR hurdles, share-class terms, management fees, and multiple co-GPs. Advanced structures require the applicable plan. Classes use parallel capital-weighted pools rather than senior/junior priority, and catch-up applies to the current distribution rather than a lifetime true-up. Validate configured rules against your agreement and approved model before release.
Syndelo pays what it can, pro rata, and shows the unpaid preference on each investor’s line. It doesn’t carry it into the next distribution automatically.
Not yet. Approved distributions produce a payment register you can export as a CSV. ACH payouts are planned.
